Norwood

Burnside sits right against the foothills, where afternoon sun and larger, older homes are a hard combination for sealant. Window and door perimeter seals here perish faster on the western and northern elevations than they do closer to the plains.

Dulwich

Dulwich is a small, tightly held inner-east pocket of period homes, and the renovations here are done to a high standard. That raises the bar on the finish — a caulking bead that stands out from the tilework is not acceptable, so colour match and clean tooling matter.

Toorak Gardens

Toorak Gardens is one of Adelaide’s prestige addresses — grand period homes, Tudor and bungalow stock, and owners who expect the detail to be right. Grand doesn’t mean immune: the older the home, the more likely the original wet-area and window seals are quietly failing.

Rose Park

Rose Park’s tree-lined streets and heritage homes mean bathrooms that range from untouched originals to careful modern renovations. Either way, the silicone is usually the first thing to give way, and it’s the cheapest part of the room to put right.

St Peters

St Peters is inner-east character housing along the Torrens — cottages and villas where the wet areas have often been reworked over the years. We see a lot of silicone here that was sealed over rather than stripped out, which is exactly why it failed.

Magill

Magill runs from the plains up into the foothills, with a wide mix of older homes and newer builds. The higher, sun-exposed streets see window and door seals perish early, while the newer estates more often need the builder’s original wet-area sealant redone.

Kensington Gardens

Kensington Gardens sits against the foothills, and the westerly and northerly elevations here take a hard UV load. Perished window and door seals are a far more common job in this pocket than they are closer to the city.

Hazelwood Park

Hazelwood Park is a quiet, leafy pocket of established homes on larger blocks next to Burnside. The homes here are well cared for, which usually means the sealant is the one thing overdue for attention — the shower and window seals outlive their guarantee long before the rest of the house shows wear.

Maylands

Maylands is a compact inner-east pocket of character cottages just off The Parade. Small homes mean small wet areas, but the silicone in them fails on exactly the same timeline — and a tidy bead makes a real difference in a bathroom this size.

Evandale

Evandale mixes original character homes with a good number of units and townhouses. We see both the untouched 1990s unit bathrooms and the older cottages here, and both are usually well past the life of their seals.

Hackney

Hackney sits right on the parklands next to the city, with a mix of character homes and apartments. Apartment wet areas and window seals are the common call here, alongside the odd heritage bathroom.

Kent Town

Kent Town blends restored villas, converted warehouses and newer apartments right on the city’s edge. It runs the full range — a heritage bathroom needing a proper strip-out one day, a builder’s seal that let go early the next.

Payneham South

Payneham South is solid post-war and mid-century family housing, much of it now on its second bathroom. Failed shower seals from older renovations are the bread-and-butter job in this pocket.

Marden is a riverside suburb of newer developments alongside established homes. Builder’s silicone on the newer builds tends to fail early, which is where a lot of our Marden work starts.

Joslin is a small, leafy pocket of character homes between St Peters and the Torrens. Original and renovated bathrooms sit side by side here, and the seals in both are usually the cheapest thing in the room to put right.
