How pricing works
Every ceiling, bathroom and facade is prepped differently, so we don't run a fixed price list. Here's what actually moves the number, and what's true no matter the job.
$350 minimum call-out
All-inclusive: materials, preparation, travel, colour-matched mould-resistant sealant, and a 12-month workmanship warranty. Covers jobs under 60 linear metres — most single-room residential jobs. Cutting out old sealant or cleaning a surface before sealing is charged at $95 per hour, on top of this. Scopes over 60 linear metres are quoted after a site visit to confirm access and exact metres.
What moves the price
Four things decide the number
Not a formula — but these are the factors behind every quote we give.
Linear metres
How much joint there actually is to seal. Jobs under 60 linear metres fall under the minimum call-out; larger scopes are measured on a site visit so the quote matches what's really there.
Surface condition
A clean, prepped joint costs less to seal than one with old sealant to cut out or grime to remove first. Both of those are charged at $95 per hour, on top of the sealing itself.
Sealant type
Silicone, polyurethane and fire-rated systems are different products with different application methods and price points — a fire-rated penetration is not priced the same as a bathroom re-seal.
Access and site conditions
A ground-floor bathroom and a scaffold-height facade joint take different time to reach and work on, even at the same linear metreage.

Why isn't there a price list?
Because linear metres, surface condition, sealant type and access all move the number, and no two jobs combine them the same way. A price list accurate enough to be useful would need to list every combination — at that point it stops being a price list and starts being a quote.
